Permitted development or planning?

  • If your house is not listed or in a conservation area and the back of your house is completely flat it may be possible to apply for what’s called ‘Prior Approval’ for a deeper single-storey rear extension which is a form of Permitted Development.
  • If your design ideas are ambitious and you would like extensions that wrap around the side and rear of your house, then we would always recommend the planning permission route.
  • All of our architects and planning consultants have a comprehensive understanding of all the relevant policies and are always free to discuss your ideas and suggest the best route through the planning system.

What are the timings?

  • In terms of design, single-storey side or rear extensions are relatively straightforward and drawings can be produced within 10 days.
  • More complex extensions require slightly more attention and can take between 2 -3 weeks to prepare.
  • Whether you’re applying for permitted development or planning permission, your local authority will typically issue a decision within 8 weeks of your application being validated.

What are the costs?

  • In London, the average cost per square metre of extension is between £1,500.00 and £2,000.00 + (the approximation for outside London is between £1,200.00 – £1,500.00).
  • For a two-storey extension one should add approximately 50% of the cost of a single-storey extension.
  • A typical 20 square metre single-storey rear extension costs between £35,000.00 and £40,000.00.
  • A typical hip to gable loft conversion with a rear dormer costs between £40,000£50,000.

This depends on the size of the extensions you require. If it’s a simple single-storey side or rear extension then permitted development would be the best approach in most cases. If you require something larger and more complex, we would always suggest a planning application as the best approach.

Once we have understood all your ideas, our creative team of architects focus on the details such as materials, glazing, and how the space flows. Our architects will work with you to design extensions which look truly spectacular.

At this point, we will prepare a full set of plans to include all your design ideas and submit them to your local authority for approval.

Once your plans have been approved, our architects will prepare a detailed set of construction drawings which can be submitted to a private building control company, or to your local authority for building regulations approval.

We know it is important to find the right builder for you. We have good relationships with a range of local builders and can introduce you to them in order for you to obtain a detailed quote for the proposed construction work.
